Yes, if your dwelling falls within the Shire’s short-stay rules. It must be registered before you advertise or accept bookings. Council registration does not replace planning, safety, insurance or owners-corporation requirements. Victorian owners corporations can ban short stays by special resolution, except in a lot that is the owner or occupier’s principal residence.
Victoria’s levy applies to eligible stays of fewer than 28 consecutive days and is 7.5% of the total booking fee, including cleaning fees and applicable GST. Using a holiday home occasionally does not make it your principal residence; a separate dwelling on the same land may also be liable.
The booking platform pays the levy for platform bookings; an owner or tenant accepting bookings directly is responsible for direct bookings. Stays of 28 days or more are outside the levy, but other property and rental requirements still apply. We discuss the booking mix and costs with you before launch.
Yes. You can book personal stays through your MadeComfy owner dashboard, subject to existing guest bookings. Reserve summer holidays, Easter and long weekends before guests book them. We account for those dates when assessing your property’s rental income.
Yes. We can help you plan the move to MadeComfy, with a handover tailored to your current agreement and upcoming bookings. Before you switch, we’ll confirm the arrangements for your listing, existing reservations and property access, so you know what to expect.
We arrange cleaning, fresh linen and towels, and restocking between guest stays. Regular changeover cleans are covered by the guest cleaning fee. Housekeepers complete MadeComfy’s training and certification program, with photographic reporting and quality checks helping keep your property ready for each arrival. We also agree arrangements and costs for gardens, barbecues and any pool or spa servicing.
