How MadeComfy makes it work for your property
You own the property. We handle the day-to-day management and help you navigate Sydney’s rental rules.

“Our local team supports you through every step of managing your short-term rental, from preparing your property to looking after each guest.”
Our Sydney team brings over 10 years of short-term rental management experience to your property. A CBD apartment, an Inner West terrace and a Northern Beaches home each need a different approach. We make practical details clear for guests, from building access and parking to public transport and the layout of the home. Local property care is backed by our pricing, marketing and guest-support teams, with clear updates through your owner dashboard.
From harbour-side apartments to beach homes and Inner West terraces, each part of Sydney calls for a different approach. Explore the local details we consider when preparing and managing your property.
The CBD, Barangaroo and The Rocks suit guests who want the city and harbour within easy reach. Pyrmont puts them near Darling Harbour, while Haymarket offers a different base around Central and Chinatown. For apartments in these areas, we make lift access, key collection and parking arrangements clear. Listings distinguish the property’s actual outlook and workspace from the attractions nearby, so guests can choose a home that fits their stay.
These inner-city neighbourhoods offer a more residential base close to restaurants, cafés and the city. Surry Hills and Darlinghurst include compact apartments and terraces; Paddington’s terrace homes need their own careful presentation. We show bedroom layouts, stairs and outdoor space clearly, and explain parking restrictions and any relevant street noise. Those details matter for guests comparing a weekend visit with a longer stay.
The eastern suburbs offer different reasons to stay: Bondi and Coogee for the coast, Randwick for visits around its hospitals and university, and Double Bay for its harbour-side village setting. We describe the route from each home to the places guests are visiting rather than treating every address as a beach property. Parking, cooling, laundry facilities and space for beach gear are highlighted where the home provides them.
Newtown’s King Street and Balmain’s Darling Street give each neighbourhood its own local character. Terraces and smaller homes can be a good fit for guests who want a kitchen, living space and a neighbourhood base. We make the practical trade-offs clear, including stairs, compact bathrooms, street parking and the home’s proximity to busy dining strips. Arrival information explains the most useful transport options for that address.
Neutral Bay and Mosman offer a Lower North Shore base, while Manly combines beach access with a ferry connection to the city. A harbour outlook, walk to transport or family-friendly layout can mean very different things from one property to the next. We show the actual view and sleeping arrangements, describe hills or steps on arrival, and make parking and ferry access clear so guests know what to expect.

With 10 years of experience managing Sydney properties, our local team helps you earn more from your investment while taking the day-to-day work off your hands.
Our percentage-based management fee is tailored to your property, availability and service needs, and calculated on booking revenue after booking-platform fees. It covers listing optimisation, smart pricing, 24/7 guest support, compliance support, and cleaning and maintenance coordination.
Your personalised quote sets out what’s included, the one-time onboarding fee for property preparation and any separate property costs, so you know what to expect before getting started.
MadeComfy’s portfolio-wide results, reported in September 2026, showed 34% more net rental income on average than long-term rentals over the preceding 12 months. Your personalised forecast compares expected short-term rental income and costs with a long-term lease, based on your property and availability. Individual results vary.
MadeComfy’s Sydney team manages your property’s listings, pricing, bookings, 24/7 guest support, cleaning, linen and maintenance coordination. We market your home across leading booking platforms and our corporate travel network. Your owner dashboard keeps bookings, income and property updates in one place, and you can contact our team on 1800 526 133.
We pay your rental earnings monthly by bank transfer to your nominated account. Your owner dashboard brings together bookings, income, financial statements and property updates, with service charges itemised on your statement. You can also compare your property’s performance with the local short-term rental market.
We manage entire homes and apartments. We assess your location, property condition, availability and any planning or strata restrictions, alongside local rental demand. We’ll also identify what the property needs before guests can stay. If it needs furnishing or styling, our team can help you understand the options and costs.
An eligible home can operate without a separate development application if it meets NSW’s short-term rental accommodation rules. You must register it on the STRA Register before advertising and meet fire-safety requirements. Planning conditions may restrict letting, and strata by-laws can prohibit short-term rentals in properties that are not the host’s principal residence. Our team helps you understand the requirements that apply to your property before listing.
Greater Sydney generally limits non-hosted short-term rentals to 180 days per registration year. Qualifying stays of at least 21 consecutive days with the same guests do not count towards that limit.
We combine short stays and medium-term rentals, backed by our extensive corporate travel network, to help you earn throughout the year. Our revenue team monitors your allowance and adjusts pricing and the mix of stays around local demand. Registration, safety and property restrictions still apply.
Yes. You can book personal stays through your MadeComfy owner dashboard, subject to existing guest bookings. Reserve the dates you want before they’re booked by guests. Periods reserved for your own use do not count towards Sydney’s 180-day cap.
Yes. We can help you plan the move to MadeComfy, with a handover tailored to your current agreement and upcoming bookings. Before you switch, we’ll confirm the arrangements for your listing, existing reservations and property access, so you know what to expect.
We arrange cleaning, fresh linen and towels, and restocking between guest stays. Regular changeover cleans are covered by the guest cleaning fee. Housekeepers complete MadeComfy’s training and certification program, with photographic reporting and quality checks helping keep your property ready for each arrival.
Our team coordinates repairs with trusted trades and keeps you informed through your owner dashboard. Our support team is available 24/7 for urgent property issues and arranges the appropriate response. Repair approval limits are agreed with you in advance, and repair costs are separate from the management fee.
We use guest ID checks and screening, house rules and property inspections to help protect your home. If damage is identified, we document it, keep you informed and coordinate any required repairs within your agreed approval limits. Any claim depends on the relevant booking-platform or insurance terms, so you should maintain insurance suitable for short-term letting.
We assess your property and its rental potential, then an onboarding specialist guides you through property preparation, photography, listing creation and pricing. You can review and approve your listing before it goes live, with launch timing based on your property’s readiness.
Once bookings begin, our team monitors guest feedback and local demand, refining pricing and your listing as the property becomes established.
